Florida Realtors Florida BAR Contract for Residential Sale and Purchase (4CE)
Description: This course will familiarize students with the most widely used contract form in Florida. This contract is a joint effort of the Florida Realtors and the Florida Bar. It’s used in all 67 counties by small and large Brokerages. Students will also discuss the Riders that can be used in circumstances where the standard contract by itself won’t accomplish the objectives of the parties. Objectives: After taking this class students will be able to: Identify and accurately complete the appropriate addenda to use in any specific situation. Explain the differences between assignment with recourse and without recourse. List the timelines and parties for notification regarding mortgage commitments. Define the difference to a buyer or seller of cosmetic V functional deficiency. Accurately calculate the down payment and financing acquired to achieve the agreed upon price and terms. Explains the rights of a seller regarding repairs in an AS-IS contract. List the options available to a buyer when a seller defaults on a contract. Contrast the difference between funding at closing and closing in escrow. Allocate closing costs between the parties. Define the difference between mediation and binding arbitration.

MLS Compliance
A key purpose of the MLS is to provide a framework for data integrity. In order for this to work, it is critical that we share accurate data, and additionally, enter listings in a way to maintain the cooperative nature of the MLS. For MLS purposes, cooperation is defined as the obligation to share information on listed property and to make property available to other brokers for showing to prospective purchasers and tenants when it is in the best interests of their client(s). MLS Compliance is required for all new subscribers to complete within their first 60 days after joining Stellar MLS. There’s no lecture – just arrive on time, use the provided "Distance Learning" book, and complete the 30-question open-book test. Your test will be graded on-site, and if you score 80% or higher, your credits will be transmitted to the Department of Business and Professional Regulation (DBPR) to meet your 14-hour renewal requirement (3 hours Business Ethics, 3 hours Core Law, and 8 hours specialty). Important Details: New licensees: This 14-hour course does not apply to those within the first 2 years of licensure, who must complete a 45-hour renewal course.
